How it works

The same transaction, from both sides.

Everyone in a HomexGrid transaction sees the same facts about where the money is. Here is what each of them actually does.

If you are looking for a home

    Verify who you are

    Your ID once, then your KYC: next of kin, guarantor and occupation. You can browse before you do this.

  2. 02

    Find somewhere

    Filter to what your wallet covers today. Every listing has been inspected in person.

  3. 03

    Reserve it

    You agree to the itemised charges, including HomexGrid’s one-time 5% agency fee. The full amount is held from your wallet — held, not spent — while the landlord decides.

  4. 04

    The landlord accepts you

    The money moves into escrow, held by HomexGrid. If the landlord declines, or does not respond within 7 days, all of it comes back to you.

  5. 05

    Confirm when you have the keys

    Only when you and the landlord have each confirmed is the money paid, and the agency fee earned. If something is wrong, raise a case instead — your money stays where it is.

If you are a landlord

    List your property

    Details, photographs and the rent.

  2. 02

    We inspect it

    A HomexGrid field agent visits in person and photographs it through our app. Verification is free.

  3. 03

    It goes live

    Verified listings are visible to tenants who have already been identity-checked.

  4. 04

    Accept one tenant

    Tenants with a verified ID and completed KYC reserve, and HomexGrid holds an amount for each reservation. You accept one, which declines the others. Please respond within 7 days; a request without a response is cancelled.

  5. 05

    Hand over the keys, then confirm

    Once you and the tenant have both confirmed, the rent is earned and yours to withdraw. The agency fee is paid by the tenant and never deducted from your rent.

The part worth reading twice

Between a landlord accepting a tenant and the tenant moving in, the rent belongs to neither party. It has left the tenant’s wallet and has not been paid to the landlord — HomexGrid holds it. It is released only when both of them independently confirm that possession changed hands, and there is no timer, on either side, that resolves it if one of them stays silent.
