Everyone in a HOMEGRID transaction sees the same facts about where the money is. Here is what each of them actually does.
If you are looking for a home

Verify who you are
Once, with your NIN. You can browse before you do this.

Find somewhere
Filter to what your wallet covers today. Every listing has been inspected in person.

Reserve it
The full amount is held from your wallet — held, not spent — while the landlord decides.

Sign the lease
When you and the landlord have both signed, the money moves into escrow. It is not paid to them.

Confirm when you have the keys
Only when you and the landlord have each confirmed does the money reach them. If something is wrong, raise a case instead — your money stays where it is.

We inspect it
A HOMEGRID field agent visits in person and photographs it through our app. Ten of these are free, and there is never an upfront fee.

It goes live
Verified listings are visible to tenants who have already been identity-checked.

Approve a reservation
The tenant’s money is already held. Approving generates the lease; it does not pay you yet.

Hand over the keys, then confirm
Once you and the tenant have both confirmed, escrow releases to your payout account.
The part worth reading twice
Between a lease being signed and a tenant moving in, the rent belongs to neither party. It has left the tenant’s wallet and has not been paid to the landlord — HOMEGRID holds it. It is released only when both of them independently confirm that possession changed hands, and there is no timer, on either side, that resolves it if one of them stays silent.
